Over the weekend, a freehold condominium in Jalan Eunos was launched. Urban Treasures is the latest residential project by Fragrance Group and comprises of two 12-storey blocks holding 237 apartment units.

The district 14 site used to be home fo the former Eunos Mansion and was acquired by the Fragrance Group in a collective sale last year. The project is marketed as having a “low-density living environment” with only 237 units. It offers unblocked views of the Central Business District (CBD) and is only a few minutes’ drive away from the Paya Lebar Airbase which will be relocated after 2030 to make space for a sustainable new town.
The site is also within walking distance of 2 MRT stations – Kaki Bukit and Ubi. Both are along the Downtown Line. The Paya Lebar Quarter (PLQ) and Kinex are also nearby, providing more-than-adequate amenities and recreational and lifestyle options. Thus there is considerable mid- to long-term potential in the development and the developers are looking at appealing to the new generation of home buyers.

A new project may attract a new generation of home buyers
Prices of the units at Urban Treasures were projected to start from $845,000 for a 452 sq ft one-bedder and $2.3 million for a 1,270 sq ft four-bedder. The per square foot prices are indicative at $1,859 psf for the former and $1,830 psf for the latter.
This new development has a number of pluses which families may enjoy such as proximity to transport nodes, as well as schools. Within a 1km radius are schools such as Maha Bodhi School, Eunos Primary, Manjusri Secondary and Telok Kurau Primary.
The project is expected to be completed by the end of 2021. Sales at the gallery located at 205 Jalan Eunos will officially commence on Nov 30.
