Two-storey GCB at Belmont Road up for sale at S$42 million

SINGAPORE – – A landed, two-storey Good Class Bungalow (GCB) at 80 Belmont Road is set to be put up for auction this month.

The freehold property is a mortgagee’s sale with a guide price of S$42 million (approx. S$1,557 psf).

The sprawling home has a land area of 27,000 sq ft and floor area of 15,714 sq ft, with its vast grounds including a covered car porch, lift, swimming pool, playground, basketball court and landscaped garden.

Belmont Road and nearby Leedon Road are amongst the most sought-after GCB neighbourhoods in Singapore.

Sharon Lee, Head of Auction and Sales at Knight Frank Singapore, shares, “GCBs are limited in supply and availability, but many high net worth individuals in Singapore are looking for such ideal homes. Given the rarity of a GCB of this size being put up for auction, we anticipate the response to be good, especially as Belmont Park GCBs are very sought after. Over the past year, 2 GCBs in the vicinity were successfully sold.”

The successful sales include a newly completed, 15,004 sq ft GCB at 63 Belmont Road sold for S$39.8 million ($$2,653 psf) just last month, and a 15,069 sq ft GCB along the same stretch at 43 Belmont Road, which transacted for S$33.8 million (S$2,243 psf) in August 2018. It was also a newly completed home.

Retail facilities, eating establishments and other amenities are readily available along Sixth Avenue and Holland Road. The Holland Village dining enclave and the Singapore Botanic Gardens, also a UNESCO World Heritage site, are located nearby.

Public transport services are readily available in the surrounding vicinity, along Sixth Avenue, Holland Road, Farrer Road and Bukit Timah Road. Accessibility to other parts of the island is facilitated by connectivity via the Pan-Island Expressway (PIE) and Ayer Rajah Expressway (AYE).

The auction for 80 Belmont Road will be held at 2.30pm on 23 July 2019, at the Connection Room on Level 3 of Amara Singapore.
