Properties to consider across the border for RM$1 Million

Malaysia is one of those places that most Singaporeans love to visit. Whether it’s a short ride up to Johor Baru, or a little further up to Kuala Lumpur, you’ll find Singaporeans enjoying Malaysia’s many perks, spurred on by the exchange rates (S$1 = RM$3.04 at time of writing).

We think it’s time that Singaporeans do more than just visit because just across the Causeway lies value investment opportunities with unique strengths.

To start you off and get you thinking, we’ve picked out some hidden gems to spark your interest.

Teega Residences, Iskandar Puteri

UEM Sunrise’s luxury condominium is part of the Teega @ Puteri Harbor mixed-use development. The freehold, 736 unit condominium development has 2 towers, both at a 35-storey height, as well as a row of 3-storey cabana units.

Units at this development run from 886 sq ft, all the way up to the largest 4,457 sq ft, with balconies built to give residents a view of the marina. The development also has the requisite pools, playgrounds, childcare facilities and landscaped surroundings.

Resort-styled D’Rapport Residences is a 38-storey, 1099-unit development sitting in Ampang Hilir. Developer Acmar International completed this project in 2018, after re-starting development in 2015.

The leasehold development is close to a 25-acre lake park and has a wide array of facilities. For starters, the development has 3 half-Olympic sized swimming pools. It also has a gym, a 650m jogging track and even tennis and squash courts. This condominium also has a basketball and badminton courts for residents.

Location-wise, D’Rapport’s spot in KL helps with amenities and convenience. It is close to plenty of international schools, LRT stations, shopping malls, and even sits near an entire row of embassies.

The pricing reflects its centrality, with smaller units starting at RM$1.5 Million, to the larger units going at RM$3 Million.

Estuari Gardens, Iskandar Puteri

If you’re looking for something other than the apartment-style living that is so prevalent in Singapore, you’re in luck. Estuari Gardens is a freehold landed residential development that is comprised of a large number of spacious 2-storey terrace houses.

The development’s 2708 – 3780 sq ft, 2-storey super linked houses are built for exclusivity, with cul-de-sac layouts, separate human and vehicle paths, and pathways that reduce the amount of traffic that goes past homes.

Larger sizes, exclusivity and proximity to daily necessities mean slightly higher prizes, with smaller units starting at RM$1.394 Million to larger units going at RM$2.911 Million.

Bayou Creek & Residensi Bayou, Gelang Patah, Johor

Leisure Farm’s Bayou Creek is a two-phase development, with over 120 units of differing sizes, spread across a 1765 acre plot of land. This sprawling development is set on the fringe of a mangrove forest and built as sustainable development with minimal impact on the environment.

The earlier set of buildings are rather luxurious. The developers built up a set of exclusive luxury villas, as well as garden and waterfront residences. The villas each occupy from a third to a full acre of land, while the residential units come in 4 distinct styles.

The development’s other set of buildings are similarly luxurious. We’re talking about 40 units of 4-bedroom semi-detached homes, and 17 units of 5-bedroom bungalows. These homes come fully fitted with a designer kitchen, branded electrical appliances and wardrobe systems.
