Malaysia is one of those places that most Singaporeans love to visit. Whether it’s a short ride up to Johor Baru, or a little further up to Kuala Lumpur, you’ll find Singaporeans enjoying Malaysia’s many perks, spurred on by the exchange rates (S$1 = RM$3.04 at time of writing).
We think it’s time that Singaporeans do more than just visit because just across the Causeway lies value investment opportunities with unique strengths.
To start you off and get you thinking, we’ve picked out some hidden gems to spark your interest.

Estuari Gardens, Iskandar Puteri
If you’re looking for something other than the apartment-style living that is so prevalent in Singapore, you’re in luck. Estuari Gardens is a freehold landed residential development that is comprised of a large number of spacious 2-storey terrace houses.
The development’s 2708 – 3780 sq ft, 2-storey super linked houses are built for exclusivity, with cul-de-sac layouts, separate human and vehicle paths, and pathways that reduce the amount of traffic that goes past homes.
Safety is also taken care of in this gated community, with a mix of wireless security alarms, perimeter fencing, CCTV and human security guards.
The size of the development also means that it has a wide array of sports facilities. It possesses 6 indoor badminton courts, 3 indoor tennis courts, 2 outdoor tennis courts, 2 squash courts, 2 basketball courts and even an Olympic-sized swimming pool.
Estuari Gardens is well-connected to Singapore, with the Second Link Expressway within driving distance. It’s also close to amenities in the Puteri Harbour and Bukit Indah areas.

Bayou Creek & Residensi Bayou, Gelang Patah, Johor
Leisure Farm’s Bayou Creek is a two-phase development, with over 120 units of differing sizes, spread across a 1765 acre plot of land. This sprawling development is set on the fringe of a mangrove forest and built as sustainable development with minimal impact on the environment.
The earlier set of buildings are rather luxurious. The developers built up a set of exclusive luxury villas, as well as garden and waterfront residences. The villas each occupy from a third to a full acre of land, while the residential units come in 4 distinct styles.
The development’s other set of buildings are similarly luxurious. We’re talking about 40 units of 4-bedroom semi-detached homes, and 17 units of 5-bedroom bungalows. These homes come fully fitted with a designer kitchen, branded electrical appliances and wardrobe systems.
Additionally, bungalow units come with inground swimming pools and irrigated tropical landscapes. Of course, playgrounds, tennis courts, jogging tracks, pilates studios and a gym are par for the course at this development.
The gated community is well located for convenience, and all daily necessities are just a short drive away. Bayou Creek sits 15 KM from Singapore’s Second Link, and 30 KM from Johor Baru’s CBD area. Additionally, EduCity, Marlborough College and Gleneagles Medini Hospital are all less than 15KM away.
The larger home sizes and imported fittings play into the price here, so expect the units here to start at RM$2.5 Million.
Windmill Upon Hills, Genting Pernai
The placement, and name, of Windmill Upon Hills, couldn’t be more unique. Sitting close to the top of Genting Highlands’, the 5.5 acres, 3 towers, 1108 unit freehold Windmill Upon Hills development takes up a prime spot in the elevated Genting zone.
The units come in multiple configurations. If you’re looking for a smaller dwelling, the studio-sized units come in the form of a 362 sq ft 1 bedroom floor plate. Slightly larger units are the 2 bedroom configurations that can go as large as 783 sq ft, or as small as 688 sq ft.
