Sandwiched between Toa Payoh, Paya Lebar and Kallang, Potong Pasir’s central, but oft-ignored location makes it a place for those who want convenience and accessibility. The neighbourhood was once the agricultural heart of Singapore before rapid development turned the space into a thriving community in the 1980s.
Let’s take a look at this neighbourhood and find out if there are any gems worth taking a look at.

Sufficient HDB developments in the vicinity
Potong Pasir is home to a good number of public and private developments that are popular, so where should a potential homeowner start?
A good place to do so would be the wildly popular BTOs in the area. From the earlier milestone Bidadari development to February’s 855-unit release of Kallang Breeze and Towner Crest, there’s no shortage of new BTO flats that are in the Sale of Balance phase in Potong Pasir. Of course, if you are seeking older flats on the resale market, then you’re just as spoilt for choice.

Take, for example, a 3-room unit at Potong Pasir Avenue 1. At 797 sq ft, with an asking price of $428,000, this boils down to estimated pricing of $537psf. If you’re looking for something bigger, there are 5-room units like this one along Potong Pasir Avenue 3. This is definitely larger at 1141 sq ft, with an asking price of $530,000. This brings the pricing to a reasonably priced estimate of $465psf.
Condominiums are not new to the area

The Tre Ver, Condo.
There are a surprising number of condominiums in the area, with the latest being the UOL developed Tre Ver. The Tre Ver is a huge development, with a total of 9 towers that bring a combined 729 units. The 99-year leasehold development has an array of 1- to 4-bedroom apartments, with sizes that range from 484 sq ft to 1367 sq ft. Prices start in the $630,000 region and top out at approximately $2.1 million.

Beyond The Tre Ver, there are developments like The Venue Residences, the recently completed 266-unit, 99-year leasehold development that sits at Tai Thong Cresent. The development sits right next to Potong Pasir MRT station, and the prices reflect this accessibility. Units at The Venue Residences have an asking of $850,000 and top out at approximately $3 million.

Amenities and Services
Going past the pricey property, there are some interesting amenities in the Potong Pasir area. Residents are just a bus ride away from the well-known shopping behemoth, NEX. The 600,000 sq ft mall boasts multiple supermarkets, eateries and even a cinema. If you’re looking for something a little smaller, there’s The Poiz Centre, which is just next to Potong Pasir MRT. While much smaller than NEX, The Poiz Centre has a small collection of shops, with a supermarket and some neighbourhood eateries, sufficient for those looking for a quick fix.

Dog owners will be happy to know that Potong Pasir has a space dedicated to dogs to have fun. The Potong Pasir Dog Park is a great space for dog owners to bring their dogs for a quick run and even has water points and basins for dogs to cool off and get clean after their runs.
Interestingly, the Kallang River cuts through the neighbourhood, so there is a park that runs parallel to the river in the form of ABC Waters @ Kallang River. A manicured running track runs with the river, and there is ample seating for those out for a short stroll.
Central but overlooked

It’s only a matter of time before Potong Pasir gets more heavily populated. Its centrality is often overlooked and can be a boon when it comes to pricing if you’re concerned about that. With a mass of people slowly moving in as more of the BTO projects and new condominiums get completed, Potong Pasir is a rising neighbourhood with an increasingly bring outlook.
