We continue our coverage of May 2019’s slate of BTO launches with a close-up look at Kallang/ Whampoa’s latest BTO development, Kempas Residences.
Kempas Residences is sitting in a good spot, right at the crossroads of Boon Keng Road and Serangoon Road. unlike the rest of the May 2019 BTO releases, the development will only have 4 blocks. However, these blocks are going to be built especially high, with the shortest coming in at 29 storeys and the tallest at 37 storeys.
The limited set of 583 units will come in 2-room Flexi, 3- and 4-room configurations, with the special that the 2-room Flexi units will only be offered to those aged 55 and above.
The leases for these 2-room Flexi units will also be shorter and are expected to run between 15 to 45 years.
The development will probably be highly sought after. Previous launches in the area have seen heavy oversubscription, with the most recent one seeing an 8 times oversubscription to the project of only 855 units. It’s not surprising when you consider how close this area is to the CBD.
Eco-friendly and Smart Features
In addition, to close CBD proximity, the Kempas Residences development will also feature separate chutes for recyclable waste, regenerative lifts to reduce energy consumption and bicycle stands to encourage more cycling.
All blocks will also have the Smart Lighting feature, which will help to reduce energy usage and result in a more sustainable way of life. In line with the focus on sustainability, products used in the development come from sustainable or recycled sources.
Connectivity and Amenities
This area is not just close to the CBD by bus and car, but also close to both Boon Keng MRT and Farrer Park MRT stations. These MRT stations place residents within a 10-minute ride to Orchard Road or the CBD.
Beyond that, this site is also near the 700,000 sq ft City Square Mall. The mall is a main fixture in the busy Little India district, with over 200 stores, including a cinema, supermarket, dentist, doctor, and a slew of dining options.
Residents who venture out just a little bit more will find themselves in the middle of the Jalan Besar district, which is home to famous eateries and a collection of hole-in-the-wall eating and drinking joints.
Kallang/Whampoa is considered to be on the fringe of the city, but it doesn’t mean that there has to be a compromise when it comes to leisure activities and nature. Kallang is home to the Kallang Riverside Park, which is built on both sides of the popular Kallang river.
From this park, residents will be able to get on to the water by renting boats and canoes from the water sports facilities, as well as enjoy strolls surrounded by nature.
Pricing and Availability
The HDB has just released pricing and availability for this BTO project.
Kempas Residences is expected to be completed by the 3rd Quarter of 2024, with an expected delivery date of 30 June 2025 to 31 July 2025.

- 2-room Flexi (40-year lease): $145,000 (47 sqm)
- 3-room: $387,000
