The Jadescape condominium in Shunfu road is being built where the previous Shunfuville HUDC estate stood and is the first major launch since July’s implementation of new property cooling measures.
Developed by Qingjian Realty, who had acquired the Shunfuville site en bloc for $638 million in 2016, Jadescape will be launched over 2 phases. District 20 which consists of Ang Mo Kio, Bishan and Thomson is rising in popularity with property buyers.
Its relative proximity to the city centre and the availability of schools in its midst such as Raffles Institution, Raffles Junior College and soon Raffles Girls’ School, St. Nicholas Girls’ School, Ai Tong Primary, Catholic High School, has propelled it into the ranks of up-and-coming real estate districts.
The building of the Thomson-East Coast MRT line has also enhanced its accessibility. Jadescape will be accessible by the Circle, North-South and eventually the Thomson-East Coast and Cross Island MRT lines. The area is also well-surrounded by greenery such as the Lower and Upper pierce reservoirs, Bishan Park and MacRitchie Nature Park.

The new project will feature smart technology not only within the residential units but also in the common areas.
The integrated system will help the real estate management better monitor situations such as having an alert sent when smoke detectors in individual units are activated, to having facial recognition technology in lift lobbies.

The 1,206 units at the Jadescape will be spread out over 7 blocks. They will range from 236 one-bedders, 403 two-bedders, 265 three-bedders, 261 four-bedders, 39 five-bedders and 2 penthouses.
Average psf price is expected to hover around $1,700 psf.
Prices for a 527 sq ft one-bedder, a 646 sq ft to 775 sq ft two-bedder and at three-bedroom apartment sized 904 sq ft to 1,152 sq ft start from $838,000, $988,000 and $1.38 million respectively.
