SINGAPORE – Knight Frank Singapore is pleased to announce the launch of the sale of a freehold landed residential redevelopment site along Upper Changi Road, by Expression of Interest (EOI). Knight Frank is the sole marketing agent for the property.

The site comprises four freeholds, single-storey houses, located at 537 Upper Changi Road, with a site area of 1,413.2 sqm (approx. 15,212 sq ft).
Under the Master Plan 2014, the site is zoned “Residential, 3-storey mixed-landed”, and is regular in shape, enjoying dual frontage onto both Upper Changi Road and Jalan Angin Laut.
Subject to approval from the authorities, the site can be further redeveloped into eight terrace houses.
The site at Upper Changi Road is nestled within an exclusive, landed residential enclave and is in good proximity to amenities and exhibitions spaces at Eastpoint Mall, Singapore EXPO and Changi City Point.
The site is also well connected via transport nodes within its vicinity, including Expo MRT interchange and Simei MRT station on the East-West Line, and Upper Changi MRT Station on the Downtown Line.
The indicative guide price for the site is approximately S$16 million, translating to a land rate of approximately S$1,051 psf.

The EOI for 537 Upper Changi Road will close on Wednesday, 26 June 2019 at 3 pm.
