With 4,571 new Build-to-order (BTO) flats and 3,599 Sale of Balance Flats (SBF), the latest Housing Board (HDB) launch this week looks to be the largest for the year with a total of 8,170 units.

While most of the new flats are in Tengah, there will also be some allocated for the mature estates of Ang Mo Kio and Tampines. This is the third launch in Tengah and the 3 projects in Tengah include Plantation Village, Plantation Grange and Garden Vines @ Tengah.
The first 2 are located near an upcoming MRT station on the Jurong Region Line which is estimated to be ready by 2027. Both projects will be completed within a shorter period of 2 to 3 years as opposed to the usual 3 to 4 years. Flat types in this estate range from 2-room flexi units to 5-room flats and also 3-Generation flats in Plantation Grange. These larger flats cater to multi-generation families who may wish to live together under the same roof.

First-time families may have better chances at applying for a unit here since 95% of the 4-room flats will be set aside for them. This is an increase from the usual 85% in non-mature estates. Prices of flats in Tengah start from $110,000 for a 2-room flexi flat to $442,000 for a 3-generation flat. A first for an HDB estate in Singapore, flat owners in Tengah will also be able to subscribe to a central cooling system.

Launches of new flats in mature estates are often few and far in between, hence with its rarity and the proximity of MRT stations as their calling cards, units launched in this sales exercise may be more than welcomed by applicants looking to live near their parents or simply in a mature estate they are familiar with.

About 450 units in Ang Mo Kio and 650 units in Tampines were launched this time round. In Ang Mo Kio, the project is named Yio Chu Kang Beacon and is located within walking distance to the Yio Chu Kang MRT station and also the upcoming Lentor MRT station along the Thomson-East Coast Line. In Tampines, the Tampines GreenSpring project, units are priced starting from $145,000 for a 2-room flexi flat.

Many of the past few launches have included units in Tampines, with up to 3,600 units up for sale here last year. Analysts say this may be in anticipation of the Changi Masterplan which will include the Changi Aviation Park and other business parks nearby.
