Balestier is one of the more underrated districts. Tucked in a corner off the Thomson road stretch, its growth-potential is sizeable.

The Balestier Regency condominium was built in the 1990s and now almost 30 years down the road, it is perhaps time for rejuvenation. The 173,409 sq ft site now holds 72 units and could potentially yield 230 units with an average size of 753 sq ft, more than thrice the current number.
The site is located in the middle of Balestier road in district 12, near the 5-storey shopping mall Shaw Plaza that houses Shaw Theatres, a Fairprice supermarket, and a MacDonalds. There are also rows of shophouses by its sides, including eateries such as Boon Tong Kee chicken rice. The Balestier food centre is also just across the road. The Whampoa area is also just a short walk or drive away. Schools nearby include the Global Indian International School and Curtin Singapore.

Balestier an underrated district with growth potential
Situated in Jalan Ampas in district 4, it is part of a heritage area in the city fringes. While it is not completely up-to-date and modern like Orchard road, it has an interesting mix of old and new which gives it its inherent ambiance.
A previously rough part of town much akin to Geylang, the Balestier district is finding its footing in the local real estate market.
There are quite a number of smaller and older establishments nearby, including walkup-apartments and shophouses. Considering the development of the Novena medical hub and it’s proximity to the city centre, Balestier has much to offer. Will developers be looking at investing in this area in the near future?
