3,970 HDB flats have just been launched in 4 towns – Yishun, Sengkang, Toa Payoh, and Tampines.

The expected number of units to be launched in 2018 is 17,000. This most recent BTO launch is only the second one in the year. This launch includes 2-room flexi flats with prices starting from $76,000 in Yishun to 5-room flats in Tampines starting from $422,000.

May’s launch is the first launch to implement measures announced at this year’s debate. Income assessment for young couples applying for new flats will be deferred to just before they receive the keys. Previously, the assessment was done upon application though they may still have to wait 3-4 years for the building of their new flats.

Those who wish to live near their parents or married children may also have good reason to cheer as the proximity rule is also changed. Instead of 2km, applicants who wish to apply for a unit near their loved ones may be able to look a little further with the restriction extended to 4km.

Toa Payoh flats might be most popular though not all units are in prime spots

Toa Payoh flats are slated to be most popular with applicants in this month’s exercise as the mature estate has not had a launch for a while. The estate’s central location, its established infrastructure and ample stock of amenities are a big draw. There are also a number of schools nearby such as Pei Chun Primary and CHIJ Primary Toa Payoh.

Some property agents are noticing that though the units are in mature estates, they are located in certain corners of the district which may not be as accessible.

Application for May’s launch closes on Monday, May 28. The next launch will be in August with 4,300 units in Punggol and Yishun.
