32 Luxus Hill landed homes to go on sale

Bukit Sembawang‘s cluster of landed homes in the Seletar Hills Estate will go on the public preview this Friday.

Analysts say launches of landed homes are rare, in particular brand-new landed homes, thus keen interest is expected.

The Luxus Hills landed property.

The Luxus Hills development consists of 78 landed homes with a mix of 58 intermediate terraces, 10 corner terraces and 10 semi-detached homes.

32 out of the 78 units will be released for sale and even before Friday’s public preview, 6 have already been sold.

These homes have a 999-year tenure and prices start from around $3 million to $4.2 million. The per square foot prices come up to about $1,894 psf.

The intermediate terraces have floor areas ranging between 3,575 sq ft to 3,810 sq ft; the corner terraces from 3,541 sq ft to 3,671 sq ft and the semi-detached ones from 3,541 set to 3,671 sq ft.

The developer, Bukit Sembawang, is expecting positive response for this phase of the sale. They are offering a number of different payment schemes which may be favourable not only to owner-occupiers but also investors.

Some buyers may be waiting for payouts from collective sales and these schemes may benefit them.

Landed homes still considered worthy investments

Luxus Hills.

As these landed properties do not have lease expiry, demand is expected to be strong. However, with the added bonus of flexible payment options, there may be strong interest from investors.

The developers are offering a Stay & Pay scheme which allows buyers to move into the units immediately with a 20% down payment.

There is also the Reservation Scheme which will allow buyers to reserve their units with a 10% deposit and only pay the remaining amount in 2021.
