CB Richard Ellis has launched the public tender of two freehold commercial buildings along Kampong Bahru Road and Upper Thomson Road.

The property at 23 & 25 Kampong Bahru Road is a 4-storey commercial building. The site area is approximately 3,402 sqft and has a total strata area of approximately 11,259 sqft. The zoning is for commercial use, for up to four storeys. The building can be used as a corporate office or be held as investment. The vendor is in the midst of obtaining approval from the Urban Redevelopment Authority (URA) for conversion to hotel use.

It is located opposite the Singapore General Hospital and within walking distance to the Outram MRT Interchange Stations.

The asking price is $16 million. Based upon the asking price, this works out to $1,421 per sqft over strata floor area.

The second property at 213 Upper Thomson Road has a site area of approximately 2,446 sqft, with a Gross Floor Area of approximately 6,679 sqft. It is located in a private residential enclave with the residents mainly from the middle to upper middle class.

The asking price is $5.5 million. Based on the asking price, this works out to $823 per sqft over gross floor area.

The tender for the both sites closes on 20 May 2010.
