Another reserve list residential site has been triggered for tender. The Urban Redevelopment Authority (URA) announced today that it has accepted an application from a developer to put up the reserve list residential site at Upper Changi Road North / Flora Drive for public tender.
With a site area of about 3.07 ha, the land parcel has a maximum permissible gross floor area of 42,951sqm and can potentially yield 390 units.
It was made available for sale through the Reserve List system on 26 Mar 2008. URA received an application from a developer who has committed to bid at a price of not less than $82 million. URA will launch the public tender for the site in about two weeks. The launch date will be announced later. The tender period for the land parcel will be about four weeks.
There are another 16 residential sites remaining on the Reserve List of the first half 2010 Government Land Sales (GLS) Programme that can potentially be triggered for sale. This includes 3 EC sites and 2 mixed-use sites where private residential units can be built. These 16 sites can potentially yield 6,770 units.
In addition, there are another 8 residential sites in the Confirmed List in the first half 2010 Government Land Sales Programme that can yield another 2,925 units. The GLS Programme for the first half of 2010 has therefore a total potential supply of 10,550 units, from both the Confirmed and Reserve Lists.
