iExpert is a Q & A platform that allows iProperty.com members to connect and find answers to their questions. Whether you're buying, selling, renting or a real estate professional, if you want an answer to that burning property question from our resident iExperts, or would like to become an iExpert yourself, this is the place for you

 

iExpert users can earn points by answering questions posted by fellow users and receiving votes from the owner of the question, OR those who find your answers useful to them. The more votes you get for your answers, the more popular you will get as a resident iExpert.

Q: Why participate in iExpert?
A: It's volunteerism at its best, yet you get incentivised with recognition and the chance to win prizes from time to time. Ask a question and have members to help you find solutions to your problems. Answer questions and get votes from a grateful community while being recognised as an active participant in the exchange of real estate knowledge. When a question is answered and gets a "thumbs up", points get awarded to the members who gave the best answer. When a question is given a "thumbs down", points are subtracted from the member's total point tally.

Q: How do I ask a question?
A: Once you've registered as a member, simply log in and click on "I have a question" at the top left of the page. Key in your question and select a category and location. Then choose if you would like to be notified via email when answers to your question are posted.

A: The depth of your knowledge runs deep. So why not share it? You get recognised for it with points, stand a chance to become our resident iExpert, as well as win prizes! And, well, helping someone else with a problem just feels good doesn't it? What goes around, comes around!
 
Q: How do I answer a question?
A: Browse through the questions that have been posted by other members and click on "Answer this Question". Then type in your answer and click "answer". It's that simple!
 
Q: Why rate an answer?
A: By rating an answer, you're incentivising the member who answered the question to either answer more questions to win more points, OR provide better answers!
 
Q: How do I rate an answer?
A: You can rate any of the answers you see on iExpert with a "thumbs up" or "thumbs down" except your own. Simply click on the appropriate icon to rate an answer. You may also change your rating to each answer if you like.
 
Q: Who Should Participate?
A: Anyone! See a question that you feel you can provide an informed answer on, or have a question you need answered, don't hesitate to join the community!
 
Q: How can I join?
A: You are automatically able to participate as soon as you register as a member of iProperty.com. Just log in to participate if you haven't already, or register as a member to participate. As a member, you will also enjoy a host of other free services.

Agents, you are also encouraged to participate. Access to the system will be given via iRealtor OR you may register as a normal member to participate. Use iExpert to get recognised as an authority on property!
 
Q: If multiple people answer my question and I want to rate them all, can I do so?
A: YES, all answers can be rated with either a "thumbs up" or "thumbs down" by anyone. Scores for answers will be calculated based on number of thumbs ups and thumbs downs received.
 
Q: How does the point and ranking system work?
A: This will be changed from time to time, depending on how active this community gets. To encourage participation, you only receive points if you ANSWER a question AND the question is voted with a "thumbs up" by another member of the community.

For each thumbs up you get, you are given +2 points.

For each thumbs down, you are given -1 point.

For now, your level or rank will be calculated as follows:

Q :Any advice on the Pine Grove property?
A :Hi Joan Lim I could understand your concerns. In Singapore, every condo or apartment will have enbloc potential because we have limited land resource and we also need to cater the housing needs of the growing population. However, there are factors affecting the enbloc potential such as 80% requirements, government's rules, local and world economic conditions and other considerations. Theoretically, a lessor leases an asset( such as equipment, land, building, property)to a lessee for use of that asset in return for a consideration (such as cash or others),upon expiry of the lease period, the asset will revert to the lessor unless a new lease is made with new terms and conditions and consideration. It is applicable to the leasehold property. So far, I do not have any idea what is the leasehold residential property which has reached 99-year lease period and has been reverted to the State. I do share with you that the banks are normally reluctant to lend money if the remaining lease period of a property is closer to the lease expiry period. It is because the banks will face higher risk if the borrowers default on loans (repayment of principal and interest). However, there are other considerations by the banks in dealing with their lending decision making. Location is one of the factors in property decision-buying process, you may wish to study in details of you requirements and prioritise your needs. Thereafter, you might like to discuss your needs with a 'right' property agent. If you are not very particular about the location, there are freehold properties in other areas with good values/prices. Thank you for taking your time to share with me my personal view.
