iExpert is a Q & A platform that allows iProperty.com members to connect and find answers to their questions. Whether you're buying, selling, renting or a real estate professional, if you want an answer to that burning property question from our resident iExperts, or would like to become an iExpert yourself, this is the place for you

 

iExpert users can earn points by answering questions posted by fellow users and receiving votes from the owner of the question, OR those who find your answers useful to them. The more votes you get for your answers, the more popular you will get as a resident iExpert.

Q: Why participate in iExpert?
A: It's volunteerism at its best, yet you get incentivised with recognition and the chance to win prizes from time to time. Ask a question and have members to help you find solutions to your problems. Answer questions and get votes from a grateful community while being recognised as an active participant in the exchange of real estate knowledge. When a question is answered and gets a "thumbs up", points get awarded to the members who gave the best answer. When a question is given a "thumbs down", points are subtracted from the member's total point tally.

Q: How do I ask a question?
A: Once you've registered as a member, simply log in and click on "I have a question" at the top left of the page. Key in your question and select a category and location. Then choose if you would like to be notified via email when answers to your question are posted.
 
Q: Why answer a question here?
A: The depth of your knowledge runs deep. So why not share it? You get recognised for it with points, stand a chance to become our resident iExpert, as well as win prizes! And, well, helping someone else with a problem just feels good doesn't it? What goes around, comes around!
 
Q: How do I answer a question?
A: Browse through the questions that have been posted by other members and click on "Answer this Question". Then type in your answer and click "answer". It's that simple!
 
Q: Why rate an answer?
A: By rating an answer, you're incentivising the member who answered the question to either answer more questions to win more points, OR provide better answers!
 
Q: How do I rate an answer?
A: You can rate any of the answers you see on iExpert with a "thumbs up" or "thumbs down" except your own. Simply click on the appropriate icon to rate an answer. You may also change your rating to each answer if you like.
 
Q: Who Should Participate?
A: Anyone! See a question that you feel you can provide an informed answer on, or have a question you need answered, don't hesitate to join the community!
 
Q: How can I join?
A: You are automatically able to participate as soon as you register as a member of iProperty.com. Just log in to participate if you haven't already, or register as a member to participate. As a member, you will also enjoy a host of other free services.

Agents, you are also encouraged to participate. Access to the system will be given via iRealtor OR you may register as a normal member to participate. Use iExpert to get recognised as an authority on property!
 
Q: If multiple people answer my question and I want to rate them all, can I do so?
A: YES, all answers can be rated with either a "thumbs up" or "thumbs down" by anyone. Scores for answers will be calculated based on number of thumbs ups and thumbs downs received.
 
Q: How does the point and ranking system work?
A: This will be changed from time to time, depending on how active this community gets. To encourage participation, you only receive points if you ANSWER a question AND the question is voted with a "thumbs up" by another member of the community.

For each thumbs up you get, you are given +2 points.

For each thumbs down, you are given -1 point.

For now, your level or rank will be calculated as follows:

Issues with Commercial Tenancy

Question revolves around public facilities in a building - should i expect toilets to be available, clean and work in a multi storey building that i sub lease one part of? Now the roof leaks, the air-con (brand new) leaks & the toilets are broken. We are loosing business as people come & see the state of the premises and will not sign up for our classes due to the state of the building. We are the only tenant in the building so landlord wont spend money to fix things up claiming "bear with us" - need more tenants before spending money - meanwhile we are going bankrupt.. At a loss to know what to do next...

Landlord is selling the apartment and she is ending my tenancy contract early. Can I receive compensation?

Currently it is the 16th month out of 24 months. She is giving me 3 months notice, can I leave earlier than 3 months and do I receive compensation because the landlord is terminating the contract? The contract that we signed does not state compensation if the contract is terminated by either party, but legally can I request for compensation even if she is giving me 3 months and can I leave earlier than 3 months?

Am currently staying in a 2-room rented apartment. Due to unplanned addition to the family & need to employ domestic helper, I have bought my own place & need to execute early termination of my 12 mths rental contract (stayed only for 6 mths). The contract is silent on penalty for early termination, & has a 1mth security deposit. My landlord's position is for me to pay rental for the remaining 6 mths. What is my legal liability in such instance? thks

How to get our Deposit Back?

my bf and myself sublet a room from my bf friend. Our lease is six months only so at the end of lease term his friend said there's going to be increase in lease. Since it's too much we gave them one month's notice as in our sublet agreement. However, his friend said we have to find the replacement or he will not return our deposit although we give our notice. There's no mentioning in the agreement that we have to find a replacement. Kindly advise us what can we do to get our deposit back?

Hi, can some experts help to clarify the following doubts? 1. Do we need to pay a 5% cash as downpayment if we are taking the HDB loan? 2. If the flat that we are looking at cost about $400,000, repayment period abt 30 years, what is the difference in the monthly instalments between loans from the bank and hdb? 3. Wamts to sell HDB house, under "Joint Tenancy", when to "take out one of the tenancy name, when should I do ?

I own a HDB house, under "Joint Tenancy" with my wife and my elder brother name. We already paid out the house loan. My brother paid about $40k using his CPF. Now I want to sell this house, and not going to add my brother name in the new house. Should my brother "take out his name first", or do it togather when selling the house ? What is the procedure require if take out his name before selling the house ? Normally how much legal fees, stamp duty etc need to spend on this ? Normally take how long ? (I have about $150k in my CPF oridinary a/c, enought to pay back the money to by brother).
