iExpert is a Q & A platform that allows iProperty.com members to connect and find answers to their questions. Whether you're buying, selling, renting or a real estate professional, if you want an answer to that burning property question from our resident iExperts, or would like to become an iExpert yourself, this is the place for you

 

iExpert users can earn points by answering questions posted by fellow users and receiving votes from the owner of the question, OR those who find your answers useful to them. The more votes you get for your answers, the more popular you will get as a resident iExpert.

Q: Why participate in iExpert?
A: It's volunteerism at its best, yet you get incentivised with recognition and the chance to win prizes from time to time. Ask a question and have members to help you find solutions to your problems. Answer questions and get votes from a grateful community while being recognised as an active participant in the exchange of real estate knowledge. When a question is answered and gets a "thumbs up", points get awarded to the members who gave the best answer. When a question is given a "thumbs down", points are subtracted from the member's total point tally.

Q: How do I ask a question?
A: Once you've registered as a member, simply log in and click on "I have a question" at the top left of the page. Key in your question and select a category and location. Then choose if you would like to be notified via email when answers to your question are posted.

A: The depth of your knowledge runs deep. So why not share it? You get recognised for it with points, stand a chance to become our resident iExpert, as well as win prizes! And, well, helping someone else with a problem just feels good doesn't it? What goes around, comes around!
 
Q: How do I answer a question?
A: Browse through the questions that have been posted by other members and click on "Answer this Question". Then type in your answer and click "answer". It's that simple!
 
Q: Why rate an answer?
A: By rating an answer, you're incentivising the member who answered the question to either answer more questions to win more points, OR provide better answers!
 
Q: How do I rate an answer?
A: You can rate any of the answers you see on iExpert with a "thumbs up" or "thumbs down" except your own. Simply click on the appropriate icon to rate an answer. You may also change your rating to each answer if you like.
 
Q: Who Should Participate?
A: Anyone! See a question that you feel you can provide an informed answer on, or have a question you need answered, don't hesitate to join the community!
 
Q: How can I join?
A: You are automatically able to participate as soon as you register as a member of iProperty.com. Just log in to participate if you haven't already, or register as a member to participate. As a member, you will also enjoy a host of other free services.

Agents, you are also encouraged to participate. Access to the system will be given via iRealtor OR you may register as a normal member to participate. Use iExpert to get recognised as an authority on property!
 
Q: If multiple people answer my question and I want to rate them all, can I do so?
A: YES, all answers can be rated with either a "thumbs up" or "thumbs down" by anyone. Scores for answers will be calculated based on number of thumbs ups and thumbs downs received.
 
Q: How does the point and ranking system work?
A: This will be changed from time to time, depending on how active this community gets. To encourage participation, you only receive points if you ANSWER a question AND the question is voted with a "thumbs up" by another member of the community.

For each thumbs up you get, you are given +2 points.

For each thumbs down, you are given -1 point.

For now, your level or rank will be calculated as follows:

Hi Wendy, you should be aware that tenure DOES affect the value of property over time. For a private leasehold property with less than 30 years, you would not be able to use CPF moneys for payments and most banks would not even grant you a loan. In other words, you would require to pay the purchase price entirely in CASH! This means that even if you buy a new development with 99 years remaining, over the long-term, say 10 - 30 years later, its price will begin to dip as the next buyer will find difficulty in selling the unit another 20 years down the road. You will find examples of this with older developments such as Loyang Villas or the landed properies at Rifle Range Road which prices have steadily declined over the years. However, having said that, 99 leasehold properties are usually priced lower by 10 - 20 percent below their 999 or freehold counterparts and hence make a very attractive alternative to new market entrants. In my view, they make good buys if you are not intending to hold on the property for an extensive period, say 15 years or more. In the case of older developments with less than 30 years, they make a good investment for cash-rich investors who are seeking rental renturns and not capital appreciation. You can acquire such a landed property for less than the price of a 3-room HDB flat! Furthermore, they are possible targets for enbloc redevelopment and lease extension if located in prime/subprime areas. What I am saying is that you must be aware that there is a difference between purchasing 99 leasehold and freehold private developments. Hi Wendy, all properties in Singapore will surely appreciate in value over time. The tenure will matter only to people who want a sense of owning something permanent. Generally, properties in locations very near to mrt are 99 year leasehold properties. If your primary purpose is owner occupation, the location should matter more to you than the tenure type. For example, it makes little sense to own a freehold property in an area which is only accessible by car if your family members do not drive. The only thing to be careful about is the price. Ceteris paribus (assuming two similar condos where the only difference is the tenure), a 99 year leasehold property in the same area should cost less as a freehold property. Therefore, in your search for a good place to live in, location is your first concern, and next will be the price. You should be paying freehold prices for leasehold properties. Get your agent to do a current market analysis of similar properties in the vicinity so that you know you are paying the right price. Richard Wan. Huttons Asia. richardwan@live.com. 94363793.
